Seeking a Site Manager with a minimum of 2 years' experience for our Wailea Condo Association.
Must have a positive attitude and desire to create a welcoming environment.
Good administration, project management, communication and interpersonal skills required.
Successful candidate will have experience in property management, light maintenance skills, pool care training, budget management and be comfortable enforcing House Rules consistently to maintain a safe, tranquil, and welcoming site.
Managers should bring a positive attitude with a willingness learn and lead by example.
This is a full-time position.
Job requirements are to be on site five days a week, generally 8:
00AM to 5:
00PM and be on-call for emergencies outside of normal office hours.
Current schedule is Monday through Friday.
COMPENSATION:
Compensation is based on experience and expected to be an annual salary of $ 75,000 - $95,000 health benefits and paid time off (vacation, sick leave and holidays).
Job Description:
The Site Manager is responsible for the day-to-day operations & administration of a 118-unit residential condo association located in Wailea and responsible for preserving and enhancing the quality of life and property values of the Association.
The Manager reports to the Board President and shall work with Managing Agent to perform assigned duties and coordinate Association activities.
This includes preparing Monthly Manager's reports and working together with the Board President to manage site staff and contractors.
Duties will encompass a wide range of responsibilities including, but not limited to, those listed below:
Responsible for the operation of the Association Office, including but not limited to:
Controlling and custody of all keys or door codes Maintaining registration information of all guests and owners staying on property, monitoring parking, and issuing violation notices Billing of Board-authorized fees Submitting invoices for payment and reconciling credit card charges Maintenance of all association records; such records include but are not limited to association minutes, violation notices, pest control records, owner contact information, agent contact information, incident logs, contracts, invoices and other association records.
Assisting with preparing and then managing an annual operating budget Assisting with planning and implementing a capital budget Enforcing the house rules and regulations established by the Board of Directors Coordinating activities of association employee in partnership with the Board President which includes approval of payroll, tracking vacation and sick leave, evaluating performance, making recommendations for staffing changes and reporting any Worker's compensation claims to the Managing Agent.
Providing hands-on maintenance as needed that can include pool maintenance, routine repairs, periodic cleaning, etc.
Coordinating the security of the property.
Write up incident reports, maintain log and report to the Managing Agent.
Assisting the Board of Directors with the planning and implementing grounds and landscaping projects reflecting the direction of the Board of Directors.
Monitor the irrigation system.
Maintain and manage daily checklist for cleaning.
Maintain project list and reports for landscaping and maintenance staff.
Provides direction and oversight to contractors.
Schedule and manage recurring preventative maintenance (weekly, monthly, quarterly, and yearly) Obtain bids for projects as required.
Hold contractors accountable for job performance and recommend changes in contractors & service providers when needed.
Provide site management reports to Board of Directors and Managing Agent Available to be on-call for after hour emergencies that require on-site management (such as water pipe breakage, tsunami warnings, electrical outages) JOB REQUIREMENTS Previous on-site property management experience preferred Post high school degree preferred Ability to work positively with diverse individuals Experience in vendor management and contract negotiation Experience with preparing and managing budgets Competency in office systems such as Microsoft Office, iOS, Google Docs Familiar with ZOOM, setting up and participating in meetings / screen sharing Familiar with maintaining and sharing files Driver's license and a form of personal transportation (auto allowance provided) Pool certified or willing to become pool certified Able to lift 50-pounds Able to climb a flight of stairs and walk around the property multiple times a day Able to respond to on-call emergencies within 30 minutes Able to quickly become familiar with property specific Bylaws and House Rules Job Type:
